A very small community south of Livingston along Highway 59/69, offering rural property, modest homes and a quieter pace with a direct route into Livingston or toward Cleveland/Houston.

Waterfront / lake access
Not primarily a Lake Livingston community. Some Goodrich postal-area properties are near creeks, private lakes or the southern lake region, but public Lake Livingston access requires a drive.

Modest older houses, manufactured homes, new rural builds and acreage. In-town lots may be roughly 0.25–1 acre; surrounding properties commonly range from 1 to 10+ acres.
HOA / POA
No citywide HOA. Some named subdivisions in the Goodrich postal area have POAs or deed restrictions; rural tracts may not.
Amenities
City hall, post office, local school campus and a handful of small businesses. Most shopping, dining and medical services are in Livingston.

About 10–12 miles / roughly 12–18 minutes to central Livingston via Highway 59/69.
Grocery / healthcare proximity
Limited local grocery/medical options. Livingston's H-E-B, Walmart, Brookshire Brothers and St. Luke's hospital are generally 15–20 minutes away.
School district
Goodrich ISD for most city-area addresses; postal Goodrich parcels near boundaries must be verified.
Internet availability
Fiber/fixed wireless/cable availability is less consistent than in central Livingston. Use an exact-address FCC/provider check and consider Starlink as a fallback.
Utilities
City water/sewer may serve connected in-town properties; rural sites commonly use Sam Houston EC, wells/community water, septic and private trash service. Confirm before purchase.
Boat ramps / marina access
No central community ramp. Lake Livingston State Park and south/east-side public access points are the practical options depending on the property.
Restrictions
City ordinances apply in Goodrich; outside city limits, county/state rules and any recorded subdivision covenants apply. 'No HOA' does not automatically mean no deed restrictions, floodplain or septic requirements.

Confirm the school district at the parcel level with the district itself, not from a mailing address. Get a resale certificate for any HOA or POA rather than relying on a listing. Check broadband at the specific address. For waterfront, review the survey, flood zone, elevation certificate and any dock or bulkhead permits.
